My Philosophy is this:  An effective Realtor needs to be more than a facilitator.  One needs to be a knowledgeable advisor and an experienced director of the difficult process both buyers and sellers face.  This is a provocative market.  You need to be discriminating when choosing your Realtor.

 

     Looking to sell?  Great:  I get properties sold.  I focus on maximizing a listing's exposure.  Exposure is the key, and I have the abilty to advertise in the most effective areas to market properties and find qualified buyers.  Property Slideshows, Virtual Tours, and Narrated Videos have resulted in FULL PRICE offers - often days after listing. Just recently I had two offers within 36 hours of listing a Lakewood property.  I have experienced both ends of the market over the past decade, and can guide a client through the entire process of a transaction, whether an equity sale, a short sale, or an REO. My  marketing systems are in place from day one, augmenting a strong “offensive line.”  If challenges arise, they are met head on.

 

     Looking to buy?  And why hire a “buyer’s agent” anyway?  Here are a few of the benefits:  the agent's knowledge of the market and sales prices (which can help you avoid overpaying); the agent's experience with contracts once you make an offer; the agent's relationships with other brokers to find you a deal before it hits the MLS, the list goes on.  Interested in learning more about a particular area, or a specific property that looks promising?  I will get you the information that you need. I can find out the last purchase price of any home and how much is still owed on the loan. I have a ton of information, from NEW LISTINGS, to PRICE REDUCTIONS, to FORECLOSURE OPPORTUNITIES.  The fee?  There is none; the buyer’s agent is paid after the close of escrow by the seller. 

 

     Every situation in real estate is unique. It’s at the end of the transaction that things can go off the rails.  My focus remains on ALL aspects of the closing process, especially in regards to loan and appraisal issues.  Communication is crucial during escrow, and there are several “moving parts.”  By focusing on the most common closing hurdles, we remain in control and can master the intricate details that propel an escrow to a successful close.  I'm not afraid to pick up the phone on a regular basis to make sure everybody involved is doing their job, ensuring a smooth and streamlined process.  The fundamentals must be executed flawlessly.  Life’s too short for bad decisions; you can rest easy with Team Buckner in charge.  The majority of my business comes from referrals.  That says it all.
